Jacksons Warehouse

Built in 1836 for the Rochdale canal company, Jacksons warehouse is a fine example of early nineteenth century architecture. A six storey brick building with timber floors supported on cast iron columns in a unique waterside setting.

The listed building traditionally a warehouse was to be converted in to loft apartments for Country & Metropolitan homes affording 44 units and a number of retail outlets at ground floor.

The design challenge was to convert the building within stringent restrictions laid down by the planners yet still satisfy modern building regulations and energy targets maintaining certain features exposed brickwork, timberwork and exposed beams to the ceilings. The building also required a lift to be provided and this has been accommodated at a gable end with a contrasting modern architectural glazed curtain walling.

New incoming services infrastructure was threaded vertically through the building adopting central meter positions in purpose built rooms to distribute locally to each flat. Ventilation was also achieved vertically linking individual domestic extract fans to a central riser which connected in to a horizontal header and extract plant within the roof void.

The interior of the flats are installed with quality kitchens of German design including oven, hob and all mod cons. Bathrooms and shower rooms are well appointed, featuring classic, clean tiling to floors and walls as well as crisp white sanitaryware finished with stylish chrome fittings

Heating is provided in the form of Economy 7, and communication is assured via telephone and cable outlets provided to each lounge area and main bedroom, with telephone points wired ready for activation. Each apartment has a security alarm smoke detection and an intercom video door entry system.
